The Uniform Building Inspection Report
The reference manual is provided along with the report checklists and/or the report findings printout in order to provide you with a maximum amount of information in the shortest period of time. You as a buyer, need all the information you can get to make an informed decision regarding your purchase... and you need it fast.
Almost all real estate Inspectors use either checklist reports or narrative reports, whether computer generated or preprinted. One common reporting system is the "checklist," or "matrix" report. Real Estate Inspectors may purchase inexpensive preprinted check-list reports from several service companies. The shortest period of time to deliver could be attained with a checklist report but checklist reports are generally lacking in information.
A maximum amount of information could be provided with "narrative reports" but most narrative reports require the inspector to prepare them in office and deliver at a later date. Narrative reports are generally developed by the individual inspector and are worded in a way that is comfortable to the inspector, given the inspector's knowledge and experience. This can be confusing to the average person having little or no construction experience.
The reference style report, by utilizing a combination of checklist, narrative, and data base, allows the inspector to provide the client with a complete report developed at the inspection site, which contains much needed information seldom available with other on-site report systems.
The real estate agent or attorney is provided with "findings pages" only , since "findings" are their main interest. The client is provided with the reference manual which contains information that could be extremely helpful in making decisions regarding each finding. All principals involved in the transaction are provided with a report format which is much easier to use, and much more comprehensive, than checklist or narrative reports by themselves.
