Harbor Home Inspections
For most of us, buying a home is the largest purchase decision we will ever make. No one wants to feel buyers remorse. You need the protection that you can only get from a home inspector with the training experience and diligence necessary to find and recognize problems that could be lurking. That's me. With 22 years of experience in construction and remodeling (1975-1997), and 12 years as a full-time home inspector (1997-present), I have spent the past 34 years gaining all of the knowledge and experience necessary to inspect your home with the careful diligence you deserve. I'll go over it with a fine-toothed comb, and and prepare a report that will give you -in an easy to understand format- all the information you will need to make an informed decision.

A good inspector is qualified, experienced, and a stickler for detail, and I am all of those things.
When buying a home, its always a good idea to have a home inspection performed, so you know exactly what you are getting. Its not enough for the house to look like its in good repair; there are things only a qualified professional can see. Once you know what needs fixing, you can either negotiate with the seller to have them cover the cost of repairs, or perhaps borrow more money in your financing package to cover the repairs. Or you may discover there is more work to be done than you are prepared to take on. In any case, a home inspection can provide you with the information you need.
For a pre-purchase inspection, Ill check the:
Structural elements such as the foundation and framing. I enter the crawlspace (that's the space under the floor in a house without a basement) if at all possible. While there, I go around the perimeter and check for structural defects and rot or insect damage. I open the insulation under plumbing fixtures and check for leaks and damage, as well as look over any heating and electrical components.
Exterior elements such as paint, siding, trim, driveway, walks, and grading.
Roof: I'll inspect the type and condition of roofing, and the installation details and flashing. I walk on the roof unless it is too steep or slippery or of a material such as concrete tile that is easily broken by walking on it.
Electrical system, including the main panel and sub panels, the wiring methods, installation details (where accessible), grounding and polarity of outlets, and the ground fault circuit interrupters
Plumbing system, looking for proper pressure and flow, and locating the main shut off and inspecting for leaks, including using an electronic mositure meter to find moisture hidden under floors.
Insulation and ventilation, identifying areas where insulation is inadequate and where ventilation is insufficient and likely to cause rot mould or poor air quality.
Interior elements such as doors, windows, floor coverings and potential safety issues.

New Home Inspections:
Even if you are building a brand new home, a home inspection is a good idea. With the intricacies of a home-building process being so complex, it is quite likely that something may be overlooked. I can inspect your new home to help ensure that there will be no unwelcome surprises once you move in. I can uncover any issues that may arise (a panel that doesnt work, a fixture that leaks, etc.) before you sign on the dotted line. That way, you can bring have the defects remedied before they become your problem.
